A venit timpul sa facem niste calcule concrete
Veniturile le-ai vazut anterior cum trebuie sa le calculezi.
- Identificarea cheltuielilor lunare fixe – exemple concrete pentru o garsoniera
- Intretinere imobil – 150 lei
- Utilitati
–net: 50 lei
– gaz+current: 250 lei, in medie
- Cheltuieli ANAF : 100 lei/luna
- Curatenie: 600 lei/luna -> 12 curatenii
- Materiale consumabile: 100 lei
- Alte cheltuieli administrative: 200 lei pt asigurare imobil+revizii+impozite
- Dupa care mai sunt cheltuielile legate de comisioanele platformelor de rezervare. Booking-ul iti ia un comision de 20%, ceea ce inseamna ca din pretul pe care il vezi tu afisat pe Booking trebuie sa mai scazi 20%, pentru ca atat ii va intra efectiv proprietarului in cont. Iar din aceasta suma tu o sa scazi cheltuielile de mai sus

Venituri
Veniturile lunare difera de la luna la luna. Exact cum ti-am spus si in capitolul anterior, veniturile sunt impartite in 2 sezoane.
In lunile cu cerere mare, adica mai-septembrie, decembrie-ianuarie -> 1000 – 1500 $
In lunile cu cerere mai mica, aprilie, octombrie-noiembrie -> 800 – 1000 $
Fa-ti calculele tale. Nu lua de bune aceste cifre pentru ca difera de oras, zona, numar de proprietati, cum arata, cum il administrezi, etc. Ia valorile din studiul ala facut pe concurenta.
Dupa ce iei in calcul toate aceste aspecte, adica din venituri ai scazut toate cheltuielile, numarul de nopti dintr-o luna si preturile le iei din etapa de observatie de care ti-am zis ca trebuie sa o faci astfel incat sa vezi concurenta din zona ta. Inca o chestie, verifica preturile concurentei, in etapa de observatie, in fiecare zi. Asta pentru ca pretul difera de la o zi la alta, in weekend este mai mare, in timpul saptamanii mai mic. Poate miercuri-joi este si mai mic.

Capitolul 09 – Strategii închiriere
In acest punct, conform calculelor facute anterior ar trebui sa stii cam ce pret/noapte ar trebui sa pui.
Iti recomand sa iti deschizi locatia pe aplicatiile de inchiriat doar pentru maxim 4 luni in avans.
Eu de obicei ofer flexibilitatea turistilor sa anuleze gratuit rezervarea cu pana la 7 zile inainte de sosire, adica de data de check in. Este o oferta care va atrage destui de multi turisti pentru ca multi spun ca nu au nimic de pierdut, ca se pot razgandi oricand apare o oferta mai buna. Dar in general oamenii uita si isi aduc aminte cu cateva zile inainte si nu prea mai au chef sa piarda timpul sa caute in alta parte, plus ca daca se apropie de data de check-in locatiile disponibile sunt din ce in ce mai putine si la un pret mai ridicat.
Ce este important aici este sa le oferi totusi acestora ocazia sa iti plateasca in avans.
Adica, in momentul in care ei fac rezervarea sa aiba 2 posibilitati:
1- ai anulare gratuita pana cu o saptamana inainte de check in si atunci te va costa 1000 lei pentru sejurul selectat
2 – plateste acum(fara sa mai beneficiezi de anulare gratuita) si platesti 900 lei pentru acel sejur si beneficiezi si de o sticla de sampanie si un cos de fructe. Practic este o oferta pe care omul este posibil sa nu vrea sa o rateze si o sa cumpere de acum.
Un alt lucru pe care il fac este sa verific rezervarile pe urmatoarele saptamani si sa verific ce locuri mai am libere. Eu functionez foarte mult pe principiul mai bine scad pretul decat sa il am neinchiriat. Spre exemplu, daca in mod normal am 200 lei/noapte si vad ca nu mi-a rezervat nimeni, mai bine micsorez pretul la 180 lei/noapte si asa stiu ca imi vine cineva. Intr-adevar pentru 2 nopti, am pierdut 40 lei, dar am castigat 360. Riscul era ca daca ramaneam cu acelasi pret sa raman cu imobilul nerezervat. Incearca sa te gandesti mai putin la pierdere si mai mult la castig.
